Possible Debt Forgiveness – In many cases, the lender forgives the deficiency balance (the difference between what’s owed and what the home sells for).
Negotiated Terms – Some sellers can negotiate relocation assistance from the lender.
Faster Financial Recovery – Short sales can allow sellers to qualify for another mortgage sooner than if they went through foreclosure.
Control Over the Sale – The seller retains the option to choose the buyer and work with their agent, rather than having the home auctioned.
Lender Approval Required – You can’t close without the lender agreeing to the sale price and terms.
Takes Longer – Short sale approvals often take 60–120 days or more.
Buyer Patience Needed – Some buyers won’t want to wait, so the buyer pool is smaller.

Credit Impact – Still hurts credit, but usually less than foreclosure.
It depends on the market conditions and the homeowner’s situation:
If home values are still below what’s owed and the seller is struggling with payments, a short sale might be the best way to avoid foreclosure.
Right now in much of Texas, values are holding relatively steady, but in some markets, higher interest rates have softened buyer demand. That means homeowners who bought recently with little down payment and now need to sell could be “upside down.”
Buyers are still looking — especially for homes priced below market value — so a competitively priced short sale can move quickly if marketed right.
