For Buyers & Sellers: What to Expect

A home inspection is a crucial step in buying or selling a home. Buyers use it to assess the property's condition, while sellers can use a pre-listing inspection to address issues before listing. Below is a checklist of what a standard home inspection covers.


General Inspection Overview

Foundation & Structure
☐ Cracks in the foundation or walls
☐ Uneven floors or signs of shifting
☐ Signs of water damage or leaks

Roof & Attic
☐ Missing or damaged shingles
☐ Proper drainage and gutters
☐ Attic ventilation and insulation
☐ Signs of leaks or mold

Exterior
☐ Condition of siding, brick, or stucco
☐ Windows and doors seal properly
☐ Porch, deck, or patio stability
☐ Driveway and walkway condition

Interior
☐ Walls, ceilings, and floors in good condition
☐ Doors and windows open and close properly
☐ Stairs and handrails are secure
☐ No water damage or mold spots

Plumbing System
☐ No visible leaks under sinks or in walls
☐ Water heater functioning properly
☐ Water pressure and drainage
☐ Toilets flush correctly

Electrical System
☐ Proper functioning of electrical panel
☐ Outlets and switches work
☐ No exposed or faulty wiring
☐ GFCI outlets installed in kitchens & bathrooms

Heating, Ventilation & Cooling (HVAC)
☐ Furnace and AC units operational
☐ Air filters clean
☐ No unusual noises or odors
☐ Proper insulation of ductwork

Appliances (if included in sale)
☐ Stove/oven functions properly
☐ Dishwasher runs without leaks
☐ Garbage disposal operational
☐ Washer/dryer hookups in good condition

Safety Features
☐ Smoke and carbon monoxide detectors installed and functional
☐ Stair rails and balconies secure
☐ No signs of hazardous materials like asbestos or mold

  • Pool & Spa Inspections (Separate inspection recommended)
  • Septic & Well Systems (Specialist required)
  • Pest & Termite Inspections (Separate inspection needed)
  • Mold & Radon Testing (Available upon request)
