Flood maps are being updated and reshaped, and when that happens, it can directly impact your insurance costs, your mortgage requirements, and even your ability to sell your home smoothly.

🌧️ A Look Back at Houston’s Flood History

We’ve seen firsthand what major storms can do:

  • Tropical Storm Allison (2001): ~35–40 inches of rain
  • Hurricane Ike (2008): Storm surge and widespread flooding
  • Hurricane Harvey (2017): 40–60+ inches of rain

👉 The takeaway?
Flooding in our area isn’t a matter of if — it’s when.


🏗️ Yes — We’ve Made Improvements

To be fair, our region has made major strides:

✔ New retention ponds
✔ Improved drainage systems
✔ Continued infrastructure expansion

These improvements absolutely help reduce flooding risk…
but they do not eliminate it.

With continued growth and development, water still has to go somewhere—and that’s why flood maps continue to evolve.

When your property is moved into a higher-risk flood zone, you could face:
